HOBOKEN, NJ

Residential

Gut renovation and addition to an existing turn of the century brownstone in the heart of Hoboken.

The entire interior was reconstructed with new piles to correct a settlement issue and new metal floor framing that replaced the interior wood framing making the entire structure a non-combustible and super safe structure when you also add in, that the home is fully sprinklered.

It is a four-story, single-family home with all new interiors, windows, finishes, fixtures, stairs and millwork. The front facade was meticulously maintained and new modern, windows added to the facade. The rear addition is a contemporary design that opens to the rear yard from both the garden level with an operable glass wall and the kitchen with a new steel stair that leads to the back. The home has a total of five bedrooms and 5-1/2 bathrooms. The main entrance has a cozy and beautifully designed vestibule, and the main stair is capped with a very large copper clad skylight that washes the entire home in natural light.

The home was designed to be highly energy efficient with spray foam insulation throughout all of the walls and roof as well as between floors to minimize sound transmission and new energy efficient HVAC systems to cool and heat the home.
