By the use of a historic bonus provision, this urban infill site realized its highest and best use by yielding 17 apartments, 1st floor and basement commercial space and a roof top restaurant with views.
The Newark Avenue facade was designed to mimic the original 19th century brick and stone structure.
In keeping with the Newark Avenue Pedestrian Plaza, this 7-story design steps back at floor 5-7, maintaining the pedestrian scale while maximizing the building volume.

This narrow site extended from the Newark Pedestrian Plaza to the commercial scape of Christopher Columbus Drive.
Again, the zoning law dictated and similar to 143 Newark Ave, the floors were required to step back to maintain the scale of Newark Avenue, while creating several private roof decks.
Ten residential units with a 2,000 SF commercial area was designed in brick, stone and glass.
